No início do ano, as previsões da indústria apontavam para que a valorização dos preços das casas diminuísse para cerca de metade do aumento de dois dígitos que vimos no ano passado.

A ideia era que o estoque aumentaria de níveis historicamente baixos e com isso a guerra de ofertas acabaria.

Essa disputa pelos imóveis foi um dos grandes fatores que ajudaram a aumentar os preços dos imóveis nos últimos doze meses.

No entanto, esse aumento no estoque ainda não se materializou. A National Association of Realtors (NAR) reports que atualmente há menos 410.000 residências unifamiliares (single homes) disponíveis para venda do que havia no ano passado.

Isso forçou aqueles que fizeram previsões de valorização em janeiro passado a alterar essas projeções. A Mortgage Bankers Association, a Fannie Mae, o Freddie Mac, a National Association of Realtorsand Zelman & Associates ajustaram seus números para cima depois de analisar os dados imobiliários do primeiro trimestre. Even with the increases, the updated projections still don't reach the valuation levels above 10% of 2020.

However, a jump in the average projection from 5.3% to 7.7% after just one quarter is substantial. The demand will remain strong, therefore, future appreciation will be determined by how quickly the stock of houses for sale increases.
